The project is delivered in 5 phases and the building aspect of the project is envisaged and anticipated in phase 2 as outlined in the project documentation.  Although we already have much in place such as our own in house companies and expertise in every field to deliver the entire project including architects, contractors, engineers, electricians etc., the following is an outline of the general phases of such a building project and what happens at each stage.

 

1. Planning & Design Phase
Objective: Define the vision, secure approvals, and prepare documentation.

Key Activities:

  • Determine budget and funding
  • Choose a site
  • Engage architect and/or designer
  • Create concept and detailed designs
  • Submit planning application (if needed)
  • Obtain permits and approvals
  • Survey the land (topographical, soil tests, etc.)

2. Pre-Construction / Site Preparation
Objective: Prepare the land and project logistics.

Key Activities:

  • Clear the site (trees, debris, old buildings)
  • Level and grade the land
  • Install temporary utilities (electricity, water)
  • Set up site access and storage
  • Finalise construction schedule and contracts
  • Order materials and hire contractors

3. Foundation Phase
Objective: Build a strong and stable base for the structure.

Key Activities:

  • Excavate trenches and footings
  • Pour concrete footings and slab (or install other foundation types)
  • Install underground plumbing and utilities
  • Waterproofing and damp-proofing
  • Backfill soil around the foundation

4. Framing Phase (Superstructure)
Objective: Erect the basic structure of the house.

Key Activities:

  • Construct the frame (walls, floors, roof)
  • Install windows and exterior doors
  • Sheathing and weatherproofing
  • Roofing underlay and coverings

5. Mechanical, Electrical, Plumbing (MEP)
Objective: Install internal systems before walls are closed.

Key Activities:

  • Install plumbing lines, drainage, water tanks
  • Electrical wiring and panel installation
  • Heating, ventilation, and air conditioning (HVAC) systems
  • Conduct inspections (building control or local authority)

6. Insulation & Drywall (Internal Shell)
Objective: Make the home energy-efficient and prepare for interior work.

Key Activities:

  • Add insulation (walls, floors, ceiling)
  • Install drywall/plasterboard
  • Tape, sand, and prepare walls for finishes

7. Interior Finishes & Fixtures
Objective: Complete the look and feel of the home.

Key Activities:

  • Paint walls and ceilings
  • Install flooring (tile, carpet, wood, etc.)
  • Fit kitchens and bathrooms
  • Install cabinets, countertops, lighting, and plumbing fixtures

8. Exterior Finishes & Landscaping
Objective: Finalise the outer appearance and surroundings.

Key Activities:

  • Complete exterior cladding (brick, render, siding, etc.)
  • Paint or treat exterior surfaces
  • Install driveways, paths, fences, gates
  • Plant gardens, grass, and trees

9. Final Inspection & Handover
Objective: Ensure the home is compliant and ready for occupancy.

Key Activities:

  • Conduct final inspections and compliance checks
  • Rectify any defects or snags
  • Receive completion certificate
  • Handover keys and documentation (warranties, manuals)

10. Post-Construction / Maintenance
Objective: Ongoing support and maintenance.

Key Activities:

  • Monitor for issues (e.g., settling cracks, plumbing leaks)
  • Carry out regular maintenance (cleaning, servicing systems)
  • Address warranty claims if applicable
